Roof pressure cleaning

Moss is not just ugly. It holds water against the tile, and water held against a tile in a Melbourne winter is how porous tiles and failed pointing begin. Cleaning is the cheapest roofing work there is and the easiest to justify.

Signs you need it

How to tell from the ground.

  • Green or black growth across the southern-facing slopes
  • Gutters filling with grit washed off the tiles
  • The roof colour has gone flat and chalky
  • You are preparing to sell or photograph the property
  • You want a restoration quoted accurately, because cleaning reveals the real condition

The process

What we actually do, in order.

Protect and prepare

Gutters and downpipes protected so the debris does not simply relocate into your stormwater.

Pressure clean

Worked at the correct pressure for the material. Too much pressure on an old terracotta tile will strip the glaze and cause the problem it is meant to prevent.

Clear and check

Debris cleared, gutters flushed, and the now-visible roof checked for cracked tiles and failed pointing.

Honest report

If the roof needs nothing else, we say so. A clean roof and six replacement tiles is a perfectly good outcome and we would rather do that job well than sell you a restoration you do not need.

What it costs

We don't publish a price. Here's what moves it.

Every roof is a different age, size and condition. Anyone quoting this over the phone is guessing, and the guess is always low.

  • Roof area and pitch
  • How heavy the moss and lichen growth is
  • Material: terracotta needs lower pressure and more care
  • Access and where the water and debris can safely go
  • Whether gutter clearing is included

Questions

Roof Cleaning & Pressure Washing: common questions

Will pressure cleaning damage my tiles?

Not at the correct pressure for the material. It can damage old terracotta if someone runs it too hard, which is the main reason to be careful who you hire for what looks like the simplest job on the list.

How often should a roof be cleaned?

Every five to ten years for most Melbourne roofs, sooner if you have heavy tree cover or a shaded southern slope.

Do you clean the gutters too?

Yes. There is no point cleaning a roof and leaving the debris in the gutters. It is quoted as part of the job.

Emergency call-out

Roof leaking right now?

Storm damage, a sheet lifted, water coming through the ceiling. Ring the mobile. We get a temporary fix on it and make the roof safe, then quote the permanent repair once it's dry enough to work on properly.
