Colorbond · Large span
Commercial and factory roofing
Industrial roofs fail differently from houses. The spans are longer, the falls are shallower, and the thing that floods your floor is almost always a box gutter that was never sized for the catchment it drains.
Signs you need it
How to tell from the ground.
- Box gutters overflowing internally during heavy rain
- Rust perforation along sheet laps and around fasteners
- Translucent sheeting that has gone brittle and cracked
- Water tracking along purlins and appearing metres from the entry point
- A roof coming to the end of its life before a lease renewal
The process
What we actually do, in order.
Survey and leak trace
Large spans need the fault found, not guessed at. We trace from the inside out, because on an industrial roof the entry point and the drip point can be twenty metres apart.
Scope and schedule
Written scope with staging that works around your operating hours. Most of our commercial work runs in sections so the floor underneath keeps working.
Sheet replacement or full re-sheet
Localised sheet replacement where the roof has life left, full re-sheet where it does not. We will tell you which is the better spend over five years.
Gutters, sumps and flashings
Box gutters rebuilt to correct fall, sumps and overflows sized properly. This is usually the actual fix.
What it costs
We don't publish a price. Here's what moves it.
Every roof is a different age, size and condition. Anyone quoting this over the phone is guessing, and the guess is always low.
- Total roof area and span
- Access, height and whether an EWP or scaffold is required
- Staging around your operating hours
- Asbestos-era sheeting requiring licensed removal by others
- Box gutter and sump rebuilds versus sheet-only work
Questions
Commercial & Factory Roofing: common questions
Can you work outside business hours?
Where the site allows it, yes. Most commercial jobs are staged so that the area below stays usable, and we would rather plan that properly upfront than surprise you.
Do you handle asbestos sheeting?
No. Asbestos removal is licensed work and we will not touch it. If we find it, we stop, tell you, and you engage a licensed removalist, then we sheet the roof once it is clear.
Do you work with property managers and agents?
Regularly. We provide photo reports suitable for an owner's records and can invoice through the managing agent.

Emergency call-out
Roof leaking right now?
Storm damage, a sheet lifted, water coming through the ceiling. Ring the mobile. We get a temporary fix on it and make the roof safe, then quote the permanent repair once it's dry enough to work on properly.
