Roof leak detection and repairs
The stain on your ceiling is where the water finished, not where it started. Water runs along battens, rafters and sarking before it drops, which is why so many roof repairs fix the wrong thing and the leak comes back with the next storm.
Signs you need it
How to tell from the ground.
- A stain that grows after rain, then dries and grows again
- Sagging or bubbling plaster
- Damp or musty smell in the roof space
- Rusted valley irons visible from the ground
- Water appearing near a chimney, skylight or vent penetration
The process
What we actually do, in order.
Inspect inside first
The roof space tells you more than the roof does. Fresh water marks on timber point back along the path the water took.
Trace from the outside
Valleys, flashings, penetrations, capping, and the tiles themselves. We check all of them rather than stopping at the first plausible candidate.
Fix the cause
Valley iron replacement, flashing repair or replacement, re-bedding, tile replacement: whatever the trace actually found.
Photograph and hand over
You get before and after photos of the fault. If a repair is a holding measure rather than a permanent fix, we say so in writing.
What it costs
We don't publish a price. Here's what moves it.
Every roof is a different age, size and condition. Anyone quoting this over the phone is guessing, and the guess is always low.
- How accessible the fault is once located
- Whether valley irons need replacing, which means lifting tiles either side
- Flashing work around chimneys, skylights and penetrations
- Whether the leak has caused structural damage that needs addressing
- Emergency versus scheduled attendance
Questions
Leak Detection & Roof Repairs: common questions
Can you come out in an emergency?
Yes. For active leaks in a storm we get a temporary fix on it and make the roof safe, then quote the permanent repair once it is dry enough to work on properly.
Why did my last repair not hold?
Usually because the visible symptom was treated rather than the entry point. The second most common reason is rigid mortar used where flexible pointing was needed.
Will insurance cover it?
Storm damage often is; gradual deterioration generally is not. We provide photo reports and written scopes that insurers accept, but we do not lodge claims on your behalf.
